Town is the commercial, social, and historic center of Nantucket - the neighborhood that most buyers picture when they first think about owning a home on the island. The cobblestone streets of Main Street, the harbor lined with ferries and sailboats, the year-round restaurants and galleries, the whaling-era homes that have been maintained for centuries — this is where the island’s identity is most concentrated. Buyers I work with who want to be in Town are drawn to the walkability: the ability to leave the house on foot and reach dinner, the ferry, the beach, or the office without a car. After more than 20 years selling real estate across Nantucket, I find that Town attracts two distinct buyer profiles: those who want the energy and convenience of the island’s center, and those who value the historic architecture and preservation character that makes this neighborhood unlike any other on Nantucket.

Homes in Town range from approximately $2 million for smaller cottages and condominiums to well above $10 million for restored historic homes on the island’s most prestigious streets. In 2024, I represented the sellers of 72 Main Street - a meticulously preserved circa-1820 home on the cobblestones - at $24.8 million, one of the most significant in-town transactions in Nantucket’s history and a sale that was featured in the Wall Street Journal. The Old Historic District, which encompasses much of the downtown core, contains some of the finest examples of Federal, Georgian, and Greek Revival architecture on the East Coast - many dating to the 1700s and early 1800s. Main Street, India Street, Pleasant Street, Centre Street, Gay Street, and the lanes branching off them are among the most coveted addresses on the island. Properties here tend to sit on smaller lots than in the outer neighborhoods, which means that privacy, condition, and the quality of the renovation are often more important value drivers than acreage.

The lifestyle in Town is defined by walkability and access. Year-round restaurants, galleries, boutique shops, and the Whaling Museum are all within walking distance of most properties. The harbor is the island’s transportation hub - the Steamship Authority and Hy-Line ferries dock here, and the boat basin is the center of Nantucket’s sailing and boating culture. Children’s Beach is a short walk from the center of Town and is one of the most popular family beaches on the island. Living in Town means living inside that history, with the Historic District Commission ensuring that the character of the streetscape is preserved.

For buyers considering Town, the Historic District Commission is a practical factor to understand early. Renovations, additions, and even exterior changes to properties within the Historic District require HDC approval - a process that protects the neighborhood’s character but adds time and complexity to any project. The trade-off is that the preservation standards are precisely what make Town so valuable: the streetscapes look the way they do because the commission ensures they stay that way. Inventory in Town is steady but competitive, particularly for homes on the most recognized streets.
