Dionis is one of Nantucket’s quietest and most family-oriented neighborhoods, located on the island’s north shore between the Cliff area and Madaket. The neighborhood faces Nantucket Sound, roughly 3.5 miles from Town along Eel Point Road. Buyers I work with who are drawn to Dionis are typically looking for something specific: calm water for young children, generous lots, conservation land nearby, and a pace that feels genuinely removed from the summer intensity of Town and the harbor neighborhoods. Homes in Dionis generally range from approximately $1.5 million to $7 million, with exceptional waterfront or large-acreage properties occasionally exceeding $15 million. The neighborhood’s housing stock includes a mix of well-maintained traditional homes and newer construction on generous lots, many with views of the surrounding conservation land or Nantucket Sound. Eel Point Road is the primary thoroughfare, and addresses along it and on lanes like Bishops Rise are among the most coveted. Properties tend to offer more land than comparably priced homes in the harbor neighborhoods, which is a significant part of Dionis’s appeal for buyers who prioritize space and privacy.

The defining feature of Dionis is its beach. Dionis Beach offers calm, shallow Sound-side water that is ideal for young children - the waves are gentle, the sand is excellent, and the setting below the dunes feels private even in season. For those with beach vehicle permits, 40th Pole Beach provides even more seclusion with drive-on access along scenic dirt roads. Beyond the beaches, the neighborhood is defined by its relationship to the land. The Linda Loring Nature Foundation, a 275-acre sanctuary along Eel Point Road, offers walking trails through conservation land with environmental education programs. Dionis offers an interesting position in the Nantucket market: it delivers many of the qualities buyers associate with the island’s most expensive neighborhoods - Sound-side water, conservation views, privacy - at a broader range of price points than Cliff or Brant Point. Inventory is relatively limited, and the neighborhood’s appeal to repeat buyers and long-term families means properties often sell through established relationships.
