Miacomet Golf Course is the island’s public 18-hole course - beautifully maintained and one of the few recreational amenities in this part of the island. Miacomet Beach offers south shore surf on wide, soft sand, and the dunes separating the pond from the ocean create a landscape that feels protected even on a busy summer day. The Moorland Management District zoning that governs much of the area ensures that the open, naturalistic character of Miacomet’s surroundings will remain intact.

For buyers considering Miacomet, the neighborhood offers a compelling value proposition on the south shore: genuine residential character, proximity to the ocean and the pond, and a price range that is more accessible than Cisco’s larger estate properties or Surfside’s beach-adjacent premium. Properties here tend to attract families and long-term owners, which means turnover is moderate and the best positions — pond-front, golf-course-abutting, or with views of the moors - sell through relationships as often as through public listings.
