Cliff is one of Nantucket’s most distinguished residential neighborhoods, stretching along the island’s north shore bluffs just west of Town. The neighborhood sits above Nantucket Sound, with elevated positions that offer some of the most dramatic water views on the island. What draws buyers I work with to Cliff is the combination of scale and proximity: these are large, estate-caliber properties, many on significant lots, yet Town is still a comfortable walk or short bike ride away. After more than 20 years selling real estate on Nantucket, I consider Cliff one of the island’s most compelling settings for buyers who want both presence and privacy. Homes in Cliff typically range from approximately $4 million to well above $20 million, with the most significant properties commanding premium pricing for their bluff-top positions and Sound views. Cliff Road is the neighborhood’s defining thoroughfare, and many of the island’s most notable estates are situated along it or on the lanes that branch off toward the water. Hallowell Lane and Pilgrim Road are among the most sought-after addresses. The housing stock ranges from beautifully preserved historic homes to newer construction designed to take full advantage of the elevated topography. Properties here tend to be larger than those in neighboring Brant Point, with more land and more room between houses.

The lifestyle in Cliff is quieter than Brant Point but far from isolated. Steps Beach, accessed by the neighborhood’s well-known wooden staircase down the bluff, is one of the most scenic north-shore beaches on the island - calm water, fewer crowds, and a striking setting below the bluffs. Further west along Cliff Road, Water Tower Beach offers excellent shelling and even more privacy. Something Natural, one of Nantucket’s most beloved sandwich shops, sits along Cliff Road and is a neighborhood institution. Bike paths connect the area to Town and to Dionis Beach to the west, and conservation land borders portions of the neighborhood, adding to its sense of space.

For buyers considering Cliff, timing and relationships matter. Inventory is limited - there are relatively few properties in the neighborhood compared to broader market areas, and the most desirable positions along the bluffs rarely come to market publicly. Many significant transactions happen through established broker relationships before a property is ever listed. Understanding what drives value here - whether it’s the elevation and angle of a Sound view, the walk to Steps Beach, or the lot’s relationship to conservation land - requires direct experience with the neighborhood.
