Buyers I work with who are drawn to Hummock Pond are typically looking for privacy, space, and a deep connection to the landscape — without giving up access to the south shore beaches. After more than 20 years on Nantucket, I consider Hummock Pond one of the island’s most underappreciated settings for buyers who prioritize the land as much as the house.

Homes in Hummock Pond generally range from approximately $2 million to above $9 million, with newer custom-built properties on larger parcels at the higher end. The housing stock varies from classic shingled homes to modern construction, with lot sizes that are generous by Nantucket standards — one to two acres or more is common. Hummock Pond Road is the main thoroughfare, with properties along Millbrook Road, Meadow View Drive, Oak Hollow Lane, and Deer Run Road offering different relationships to the pond, the conservation land, and the beach. Properties with pond views or direct conservation-land borders are the most sought after and tend to command a premium within the neighborhood.

The lifestyle in Hummock Pond is shaped by the water, the trails, and the proximity to Cisco’s amenities without Cisco’s higher profile. The pond itself is ideal for kayaking, canoeing, and birdwatching - migrating birds arrive with the seasons, and the landscape shifts with the light throughout the year. Gardner Farm, a 41-acre Nantucket Land Bank property with trails beginning off Hummock Pond Road, offers open-field walking with views back across the pond. The south shore beaches are within a mile, and Cisco Brewers, Bartlett’s Farm, and 167 Raw are all moments away. A bike path connects the neighborhood to Town, approximately four miles to the east.

For buyers considering Hummock Pond, there are practical factors worth understanding early. The Hummock Pond watershed is subject to evolving septic regulations that can affect buildability and expansion potential on certain parcels - this is a consideration I discuss with buyers before they commit to a property in this area. The neighborhood’s appeal to nature-oriented, long-term owners means that turnover is moderate, and the best positions rarely come to market through public listings.
