Tom Nevers is Nantucket’s most spacious ocean-side neighborhood, located on the southeastern shore off Milestone Road between the mid-island area and Siasconset. The neighborhood occupies a large swath of land that includes everything from wooded interior lots to elevated positions with panoramic views across the Atlantic toward Sankaty Head Lighthouse. Buyers I work with who are drawn to Tom Nevers are almost always motivated by the same thing: more land, more house, and more privacy per dollar than they can find in any other ocean-proximity neighborhood on the island. After more than 20 years selling real estate across Nantucket, I consistently point buyers toward Tom Nevers when their priority list starts with space and privacy rather than walkability to Town.

Homes in Tom Nevers generally range from approximately $2 million to above $8 million, with the broadest range of any ocean-side neighborhood on Nantucket. The entry point here gives buyers significantly more living space and land than comparably priced properties in Surfside, Cisco, or the harbor neighborhoods. Lot sizes of one to three acres are common, and some of the neighborhood’s most significant properties sit on parcels exceeding three acres. The housing stock includes renovated 1970s and 1980s-era homes, newer custom construction, and multi-structure compounds. Bosworth Road, Wanoma Way, Parson Lane, and Reeds Way are among the neighborhood’s most desirable addresses. Tom Nevers East, closer to Siasconset, offers some of the most elevated and private positions.

The lifestyle in Tom Nevers is defined by space, privacy, and the ocean. Tom Nevers Beach stretches along the southeastern shore with strong south-shore surf and wide, uncrowded sand. Tom Nevers Field provides a community gathering point with a playground, basketball courts, and softball fields - one of the few recreational amenities in this part of the island and a draw for families. The neighborhood’s interior is a mix of open moors and mature wooded areas, which gives many properties a sense of genuine seclusion even during the summer season. Milestone Road connects Tom Nevers to both Town to the west and Siasconset to the east, though a car is necessary for daily life - this is not a walkable or bikeable neighborhood.

For buyers considering Tom Nevers, the value story is the central consideration. On a per-square-foot and per-acre basis, Tom Nevers consistently offers more than any other ocean-side neighborhood on Nantucket - and the gap has widened as harbor and in-town neighborhoods have appreciated more aggressively. The trade-off is distance: Tom Nevers requires a car, and the drive to Town or to the south shore beaches west of Surfside adds time to daily life. For buyers who accept that trade-off, the neighborhood delivers space and quality that would cost substantially more elsewhere on the island.
