Selling of an Icon: The Record Sale at 1 Ocean Avenue
I am proud to have represented the record setting $18,000,000 sale of 1 Ocean Avenue in 'Sconset, as first reported by Nantucket Current. The .85 acre property spans three parcels and four dwellings, the main house, the Rec Cottage, the Stable, and the Chauffeur's Cottage, and closed on December 8, 2025. The sale followed the record breaking $25,000,000 sale of 72 Main Street in 2024, still the island's highest non waterfront residential sale. Together, the two sales exemplify what happens when local expertise meets the global reach of Sotheby's International Realty.
Sale price, closing date, and property details for 1 Ocean Avenue confirmed via Nantucket Current's Real Estate Roundup, December 11, 2025, and Nantucket Registry of Deeds transfer records.
Through a carefully crafted strategy of storytelling, presentation, and exposure, from the Luxury Tour to national media coverage, every detail was designed to elevate the property's legacy and capture the attention of discerning buyers worldwide.
Exceptional results don't happen by chance, they happen by design. Every home has a story. Allow me to tell yours.
Nantucket Real Estate Market Snapshot
Nantucket's real estate market continued to defy expectations in 2025, closing as the third best year on record by total sales volume. There was no real off season this year: serious buyers stayed active year round, and well priced properties moved quickly, often within a few weeks. Inventory improved slightly but remained near historic lows, keeping competition strong. If you are considering listing, the momentum is here. For buyers, acting decisively on well positioned listings remains key.

On a Personal Note
This past December my dad turned 90. He was recently asked what keeps him going. Pasquale's response: "Never stop dreaming. Once you stop dreaming it's all over." An entrepreneur, professor, and athlete, he's lived a life fueled by curiosity and purpose. That summer on Nantucket, he planted fruit trees with Tuck and me, and in his hometown in Italy, along with making plans to add 250 more olive trees to his grove, he started a "rent to own" program with 3 apartments he acquired. He recently published a book now housed in the Columbia University Library and he teaches English in Costa Rica in the winter. My dad continues to build, create, and dream, never slowing down. He's a tough act to follow, and a reminder to live life fully every day.

What's Trending Now on Nantucket
This past summer, Five-Star Weekend, Elin Hilderbrand's novel turned film starring Jennifer Garner, was filmed literally right outside our office doors at 37 Main Street. It's another reminder of how Nantucket continues to shine on the world stage. In true island fashion, we'll find a reason to celebrate, we have a festival for a flower, after all, and we're looking forward to the excitement the film's release brings to the island next summer.
